Certified Pre-Owned Foreclosure - The Faster Way to Sell Your Listings

Here are the common inspection reports used as part of the Certified Pre Owned Foreclosure™ Inspection program.

1. Limited Visual Foreclosure Assessment Foreclosure Inspection Report

This report includes a limited analysis of the interior and exterior of the home in question. It includes an assessment of:

1. The roof of the home.
2. The exterior and structure of the home.
3. The electrical system.
4. The plumbing system.
5. The HVAC system.
6. The interior and any appliances being sold with the property.
7. Street views in all directions. (Minimum two pictures)

It is a professional, standardized report generated from the data entered by the inspector. Click Here for a sample of our LVA foreclosure report. While the limited visual assessment survey report is NOT a full home inspection, it does go a long way to help minimize investment risks and inflated or bogus estimates from investors.

This inspection can be connected to our Certified Pre-Owned Foreclosure™/Foreclosure Rating Survey report, or conducted without the rating system integrated.

The Certified Pre-Owned program was developed by Inspection Depot, Inc. to provide a confidence rating with each of the components/main elements of the home. The rating system is based on anticipated upcoming maintenance costs and remaining years of life for the various systems and components. It is an extremely informative report for any investor or home purchaser.

2. Exterior Only - Limited Visual Assessment Survey Report

Where difficulty arises as far as accessing properties, our inspectors make every attempt to determine the exterior condition of every home needing assessment.

This is a critical part of any inspection, as any breach in the exterior envelope can have disastrous consequences on the interior condition of a home. Moisture intrusion, leakage, presence of faulty or class action lawsuit siding, poor stucco/plaster practices, synthetic stucco failures, roof age and condition, leakage, flashings, etc. can all have a huge effect on the performance of the home being surveyed.

Our inspection report will catalog all of these components and their respective condition, which will be backed up with photographs for your ease of understanding.

The exterior only limited visual assessment survey report includes an assessment of:

1. The exterior roof.
2. The exterior façade and structure.
3. Street views in all directions (minimum two photographs).

Some homes may have had an array of inspections conducted such as an infrared evaluation, full home inspection, termite inspection, mold testing and more. While these reports may be available they too are time sensitive and subject to further inspections before the closing on any foreclosed home.
