Inspection Errors
Our founder has over 20 years of building inspection experience and with this comes the knowledge that there is no such
thing as an error free-perfect inspector.
When managing large inspection related contracts, understanding this concept enables us to automate systems therefore to minimize the
extent and effect or errors made by field inspectors. To do this you have to understand the errors to be expected. There are three main types!
1. Inexperience Errors
These are errors by honest inspectors, that do not have the experience or training to identify the real issues they are looking for.
The are still finding their way through the inspection systems and procedures, and in doing so miss key points of concern along the way.
2. Unscrupulous Errors
These are inspectors you eliminate from the outset! Having an intensive recruitment policy/program is critical to eliminate the hiring of
unscrupulous inspectors. Background checks, drug testing, resume reviews is not enough. Inspectors that have slipped through the recruitment
program, should not slip though the quality assurance program. It does not take long for Google Earth inspectors to be red flagged and terminated.
We operate under a zero tolerance program for any unethical practices.
3. Data Entry Mistakes
Like we said, there is no perfect error free inspector! Honest mistakes will be made, even by the most experienced inspector.
Systems automation is the key to minimize these risks.
Not withstanding the need for effective recruitment, training and management for all the staff and inspection teams up front,
the post management techniques and powered by a qualified inspection management system, such as Certified Pre-Owned Foreclosure.
A qualified system will minimize these errors, by automating the inspection validations as part of the inspection report, red flag issues
or inspectors and alert inspection managers and quality assurance personnel of potential issues with the submitted data.
An example, is comparing the age of the roof, remaining functional life based on life cycle costing and the probability of replacement in the
next five years. If all this data does not correlate, the inspector will not be able to submit the inspection report. To extend this validation,
the in house quality assurance department will need additional back up information and photographs to validate cross referencing within
the inspection report.

review process. Every inspection report is audited and errors are sent back to the inspector for correction or additional information. We track
errors and red flag inspections for re-inspection under our quality control re-inspection program.
We also red flag inspectors for additional training based on error rates or termination!
